In most cases, building a secondary dwelling or structure over 9m² (class 1A structure) will require both council approval and building certification.

This typically involves:
  • Draftsman or building designer plans
  • Soil testing
  • Structural engineering
  • Building certification
  • Energy efficiency (and bushfire assessment if required)
  • Council plumbing permit

These are essential steps to ensure your project complies with local regulations and allows us to provide an accurate build cost.

At C.J Carpentry & Construction, we can coordinate this entire process for you, or, you’re welcome to begin the process yourself by organising your own plans if preferred.
Typical design & approval costs range from $10,000 – $20,000+, depending on the site, services (sewered or unsewered), and overall project complexity.

For smaller projects, these costs may be lower where
reduced approvals or simpler certification is required.

If your project is suitable and we’re the right fit, we’ll move forward with a paid engagement phase.

This upfront fee allows us to invest the time into your project and is credited toward your total build cost if you proceed.
Not one job is the same... meaning there are many factors that can influence the completion time of your build. A timeline will be discussed with you during your site visit and you will always be kept updated throughout the build if things need to change.
We may be able to continue your build while its raining if we have coverage or are working indoors. If the forecast does impact our ability to work, you will always be kept updated and a plan will be created for when we can recommence work.
