SECONDARY DWELLINGS

Turn your backyard into additional income, family space, or long-term property value with a fully managed secondary dwelling—built from concept to completion.

WHO THIS IS FOR
A secondary dwelling is one of the most effective ways to unlock the full potential of your property.
Our clients typically come to us looking to:

~ Generate rental income from their existing block

~ Create space for family or guests

~ Increase the overall value of their property

Whether you're investing for the future or simply need more space, we tailor each build to suit your goals.
PRICE GUIDE
Most of our secondary dwelling projects fall between $250,000 – $350,000, depending on size, design, and site conditions.

We focus on delivering high-quality, custom builds that are designed to maximise both functionality and long-term value.

NOT SURE WHERE TO START?

The first step is a quick feasibility check to see if your property is suitable and what your options are:

Most definitely! We are fully QBCC licensed (#15354353) in low rise building and carpentry. Our employees are also fully qualified in carpentry, with our builder Connor also obtaining his building license.
Yes! We are fully insured with public liability and products insurance to make sure your home is safe in our hands.

Yes! Connor is a fully qualified builder with extensive experience in the industry. His team of skilled tradesmen have completed the necessary training and certifications to ensure all work meets the highest standards. We are committed to delivering quality craftsmanship, adhering to Australian building codes and regulations, and providing reliable, professional service on every project.
In most cases, building a secondary dwelling or structure over 9m² (class 1A structure) will require both council approval and building certification.

This typically involves:
  • Draftsman or building designer plans
  • Soil testing
  • Structural engineering
  • Building certification
  • Energy efficiency (and bushfire assessment if required)
  • Council plumbing permit

These are essential steps to ensure your project complies with local regulations and allows us to provide an accurate build cost.

At C.J Carpentry & Construction, we can coordinate this entire process for you, or you’re welcome to begin the process yourself by organising your own plans if preferred.
Typical design & approval costs range from $10,000 – $20,000+, depending on the site, services (sewered or unsewered), and overall project complexity.

For smaller projects, these costs may be lower where reduced approvals or simpler certification is required.

If your project is suitable and we’re the right fit, we’ll move forward with a paid engagement phase.

This upfront fee allows us to invest the time into your project and is credited toward your total build cost if you proceed.
Not one job is the same... meaning there are many factors that can influence the completion time of your build. A timeline will be discussed with you during your site visit and you will always be kept updated throughout the build if things need to change.
We may be able to continue your build while its raining if we have coverage or are working indoors. If the forecast does impact our ability to work, you will always be kept updated and a plan will be created for when we can recommence work.
